    Well true, but it is also interesting to hear different opinions and advises. So I appreciate all the feedback. Unfortunately, I do not have a picture of the roof, but most likely I will have to go for a new roof...

    How do you go from the report which states '...replacement of change of pitch flashings...' to
    ?

    Lift the sheets, remove the rusted out flashing, modify & support as required, install new flashing & refix sheets. That's a long way from reroof the thing.

    Personally, replace the roof and pay extra to ensure joints are air tight, ridges are sealed with blanket, joints are taped and this will future proof you. Go extra insulation and minimise temperature gain and loss. You’ll thank yourself later.
