    Have a link to the online manual put in the special conditions of the lease.

    Links aren’t always permanent. By all means send a link, but I would always send a scanned copy too.

    Yes.
    Or if you're smart scan it and email it so it's not lost. Some are avail online these days too.

    In nine years there has never been mention of the manuals on any of our exit reports. Our current PMs at least have commented how these days all the manuals are online for the tenant to google themselves.

    No requirement in QLD to provide them (as it appears in SA) but it is another one of those things that the RTA suggests is a "good idea". From an RTA Q and A about aircons and dishwashers:

    It is the property manager/owner’s responsibility to keep them in good working order, however tenants also have a role in maintaining the appliances and not doing anything which affects their operation.

    In the example of a dishwasher it may be a case of using a rinse aid, or cleaning the filters in the air-conditioner.

    Both of these appliances are known to malfunction for want of proper maintenance.

    The argument would be of course that if you are not providing the info to maintain them (via manufacturers manuals etc) you might find it harder to enforce the tenant doing the ongoing basic maintenance.

    I suppose you should teach tenants that dogs and cats require food, and so do babies

    Or poking an empty power socket with a knife is not a smart thing to do

    It is your moral obligation, along with instructions for wiping certain regions and un interrupted hand holding of everything else you can think of :)
