repainting roof and guttering

    Hi guys just wondering on the process of getting my roof repainted/sprayed as well as the guttering!

    They are colourbond / corrogated iron roofing and a light green colour which is faded previously dark green!

    Not sure about how the guttering is to be painted as I think it was pre fabricated that green colour or is it as simple as a new spray job and away we go again?

    Engage a roof painter as it requires loads of material and it is too worm on the roof to enjoy doing it. It is also not that expensive, around $3000 for a regular house if pointing in good condition. You can paint yourself the gutters with a brush, very easy. Just go to a paint shop and they will tell you how to clean and if primer required. Tip is to paint roof and gutters same colour, looks great.

    Is it worth it? Pricing a new roof is probably a good idea.

    Roof is in prett good nic, only last owners who got it sprayed didn't get the best job I assume started to fade a bit !

    Is it possible they painted it because it was riddled with rust? If it's 3k to paint, I would stump up the extra for a new colourbond roof (shouldn't need painting).

    Nah its the same roof since purchase so a good 15 years old or so!

    Brand new 15 years ago? Sounds like a 1950s era roof to me?

    Fifteen years ago would be 2003. Your roof is due for replacement at 25 years at best. Time for a new roof.

    No problem. Just checked and your roof is due for replacement at 20 years.

    Just because a roof is warranted up to a certain date doesn’t mean it has to be replaced then, if it is still functioning fine.

    From a sustainability perspective there is a huge amount of embodied energy in a metal roof and it is environmentally sensible not to just ditch it if still sound.

    Warranty is not an indication of when something should be replaced. It just means that a product should last at least that long. There will be colourbond roofs still going strong in 50 years as long as they are treated right.

    My TV had a 2-year warranty. Did I throw it away after that period? No way!

    That's true. A TV is likely to last for longer than the warranty.

    A roof is a major structure in a house. It makes economical sense to keep it in good repair and replace as needed. A 3k plus cost to paint it would be a waste if a storm came through and the insurance refused to pay for damage as the roof was in poor repair.

    At 3k and given the cost to replace and the structural benefit, I would replace the roof. The roofing iron might be able to be repurposed.

    Paint is not related to structural integrity though. The paint is just faded, hardly a structural issue.

    @pippen there's no way I'd be replacing a roof that's 20 years old unless there is obvious issues (leaks).

    I've got 4 properties that are all around 50years old and all still have original roofs with no problems at all.

    The problem you have seems to be purely cosmetic!

    Thanks mate ! Old couple had it b4 me so thinking they may have got stitched up with a dodgy ish paint job!
