QLD Renting out through QLD Housing Commission

    Hi,

    My PM gave us one option to consider renting through QLD Housing Commission for stable rental income because my last tenant was really horrible, dirty, lied their income and didn't pay the rent well.

    But I heard people through housing commission usually are not good tenants.

    Is there anyone who rent through housing commission? if then could you please share your experience?

    What do you think renting through housing commission? is it good or bad in general?

    Is it actually QHC or a housing co-operative?

    Pm told me on the phone it is government housing commission. but not exactly sure.
    are there any differences?

    Yes - QHC is provided by the Government, Housing Co-operatives are run by govt funded bodies for those who don't qualify for QHC.

    I manage a few with a community housing co-op, other than the Co-op being able to sub-let without your consent (this is necessary), rent is reliable and increases are capped at CPI unless you negotiate something else. This has worked well over the past couple of years with falling market rents but rising CPI.

    They've been great. On the occasion there was an issue with tenancy it was resolved quickly.

    It'll come down to your Pm's relationship with the contact at the dep't housing.

    Their own case worker & property manager is the first port of call for the occupants - this acts as a de-escalation point or filter for any issues.

    DOH make a great tenant, but your Property Manager needs to be fastidious- the people housing put in the houses can take substandard care of the home, so you need to make sure DOH is made responsible for any issues.

    That said, the majority of people they place tend to do a good job. I've had largely excellent experiences with them.
