Renting out a house - SEQ

    Hi all,

    I am about to lease out a recently settled property in the Logan region. If I were to sign an agency up to lease my property, is there a minimum time which forbids me to bring in a 2nd agent / change agencies in the first 4 weeks? Or is this something negotiated up front before an agreement is signed?

    I am asking, as there is an agent who I have in mind to lease out this property - however I want to have the flexibility to change agents there is no initial traction/interest in the property.

    Negotiate before you sign the contract. There's always a get out of contract clause in contracts. You may need to provide minimum notice in Queensland/ compensate. Look up the property law/ ask your lawyer.

    I would highly recommend negotiating this with your agent of choice before you sign a management agreement with them, every agent has different office policies around this.

    There is a 30 day (or sooner if mutually agreed) termination clause in the Form 6 agreement with any Real Estate agent for Property Management. Realistically, if you want to change hands with a vacant property, it's next to impossible for an outgoing agency to enforce their thirty days properly.

    I've only ever once in my career seen an agent refuse to hand over keys to a property they were marketing- the owner just had the locks changed and off we went.
