Rental Yield Spreadsheet

    Hi all,

    I am new to this and yet to by my first IP. Still working on it.

    Anyway, what I would like to know is what people look for in IP as far as rental yields. I have a basic excel spreadsheet that I use to roughly calculate interest repayments, council rates etc etc.

    Does anyone have a more advanced spreadsheet?
    Do you look for something like 7%+ gross yield? Basically, I'm asking, what should I be looking for in terms of rental Yield vs capital growth.

    To get both is the holy grail of property investing just behind timing an upswing :)

    Typically its a trade off between capital growth for yeild and yeild for capital growth.

    I have a bunch of spreadheets collected over the years and happy to send you one via email.
