Rental property investment - how many bedrooms?

    Hi team!

    Just want to get some advice on whether a 3 or 4 bedroom house is better as a rental property? I am building a new house and need to decide on floor plans. Is it important to have upgrades/2 lounge areas etc.

    What is the profile of the ' best quality' tenants in the area you are developing?

    In better demographics, a 2nd living area is a plus when there's > 3bedrooms. The trade-off would be a study or alfresco in a cheaper area.

    Will depend on what people want and where it is also.

    Just make sure it is in proportion, bedrooms compared to living space.
    If four bedrooms, then two living areas necessary.
    If three bedrooms, try to fit in at least a study nook for computer desk.

    4 is better than 3.
    There is more of a demand for bigger not smaller.
