Rental demand for granny flat in Logan

    Hello
    We have finally decided to engage Dixon homes for building a granny flat at our property in Crestmead-Logan.Can someone update me on what the rental demand is like for a two bedder granny flat in Logan area?Don't want to be in position where we spend all the money and build it but can't let it out.

    Can say people like there backyards in logan (feedback for my property which was only on 300m2)
    Should be able to rent with no issues but rent may somewhat lower than normal houses on normal blocks or you may get a second class tennant. There are units that rent in the area (around 70-80% of normal houses)

    How much is your granny flat costing?
    Am building with dixon as well and the pre building experience was amazing (around 2 months from engaging to having certified plans also including delays by myself)

    D.T. I was thinking what you posted but thought I would check why someone says that. Maybe tings have changed....

    Seems one company is advising otherwise...quite aptly named too. Potential investors should do their own due diligence with Council and NOT reply on the claims of a builder. Provided its complying then.....

    Maybe a PCer with recent knowledge could enlighten all.

    Most sites will have a 70m2 area limit and even be self certified according to LCC. The 4 car space rule will also have some limits as will fire wall between buildings., I have personally encountered the firewall issue as problematic on narrow lots since the distance between buildings must also be close. eg a long site doesnt always fix the issue. That and boundary setbacks (three boundary and one as separation for fire) on all four sides can restrict land suitable for use.

    Its allowed in Logan but not that easy like NSW

    Both house + granny flat (auxillary unit) must have access to 1 undercover parking space and 1 non covered parking space and also there can only be 1 vehicular access point (1 driveway)

    Yes thats what I understand ...EACH unit of accom must have both a covered and a non-covered car space. is that correct ? Making a total of 4. You cant have two driveway spots for the granny flat ?

    The easy solution is a wide driveway and double door twin garage. Carport also satisfies rules for covered

    I saw a cheat where a driveway can cross a corner block (think curved with two street entries) and comply as a single driveway but still have dual access points. All it takes is a no entry sign on one side and a all vehicles must depart this site in a forward direction on the other.... Larger lots perhaps ?

    70sqm freestanding granny flat 2 bedroom with carport and deck will be $280+. Usually the main tenant finds a close relative or friend (you just need to vet and approve).

    Granny yield 11-14% depending on construction cost.

    Won't recommend granny fixed to existing but ur call based on property suitability.

    I have two side by side blocks & plan to get two ancillary units at the back of existing house.

    I am getting approvals in for 2 side by side axillary units on adjoining blocks.
    planning steel pole homes via Ezy homes. Got a good builder to get plans approved at this stage.
