QLD Rental applications for my property

    First time landlord here. My interstate property in Brisbane was listed out last week for rent. Today PM called to advise that there have been 2 applications on the property and said she preferred one over the other. When we asked to see the two applications, the PM refused to share the details citing privacy reasons. She however mentioned that we will be able to see the lease agreement once its finalised.

    Is this true that I, as a landlord, cannot see the rental applications for my property because it will have confidential details like salary, where they currently work etc?

    Why wouldn't your PM send you basic details, even if that doesn't include very personal information?

    She did mention few details over the phone but my question is, can landlord not see the rental application?

    I've always been briefed on how many in the house, their income, rental history, occupation, age etc. What your agent is saying is BS.

    But I suppose it also depends on what you're asking for. If it's the colour of their underwear, then....

    LoL.. I thought I mentioned this a few times in above posts. I am asking for the rental application - you know the one potential tenants fill in when applying for a property.

    Yep, one of my PM sends me this and the others don’t. I definitely think it’s allowed.

    Is the agent working for you or the tenant? There should no roadblocker and complete transparency between the agent and landlord. Is the tenant a friend of the agent? Too many red flags for me.

    It sounds like your agent has their personal agenda. You may want to consider a new agent to be honest.

    out of curiosity is this the same agent who charged you $1400 for smoke alarms per your other post here?

    Thanks guys. I am not much worried about how many applications she has actually received.. but not willing to share a rental application citing privacy reasons (esp if they don't apply) is something I would take seriously. How do I know if what she said over the phone is true? I think glancing the rental application would give me more confidence.

    That is why I wanted to check because if there are indeed privacy laws then I am ofcourse more than happy to respect those obligations.. but if there are none, then I don't see any reason why I can't vet the application.

    I can’t believe how often this comes up.

    Not only is it completely BS, but the documents are YOUR documents. In theory, legally you could get them from your agents and refuse them access to them if you wanted - not the only way around.

    There seem to be a lot of agents out there that wrongly believe they can't share the application with the owner. I would ask yours to double check the privacy legislation and hopefully they will come around.

    Ok so I went back to my PM and asked her to double check the privacy legislation. This is the written response I got:
    "If you like I can share the basic of information however I cannot share private details and or their work place as they have not given written permission"

    I guess from my point of view I just wanted to know who is going to live in the property and not just go by what I am being told. Seems like a lost cause with this PM :confused:

    They are totally bonkers, if they can't get that right what else aren't they getting right :eek:

    Yep.. so it appears she is telling me that the tenants can live in my property but reserve the right to be anonymous lol

    "Instruct your agent to Write back to the prospective tenant "thank you for your application the landlord requests your permission to view your information supplied . Is this alright ? "
