    So true!

    And to everyone here who is complaining that their costs are going up and they can't raise rents. .....

    Of course you DID lower your rents when interest rates dropped and your costs went down, didn't you!!!

    And what are you going to do when your costs go up further.......interest rates are still very, very low. It's going to get worse before it gets better.

    Most businesses do sometimes engage in cartel action and they do get caught out sometimes
    they were going after him for a criminal charge on top of heavy fines but they dropped the case cos he passed away.

    Banks a few years ago try to send out pricing signal with each other through their press release and comments but regulator warn them if they saying this and that it mean they are engaged in cartel action and they stopped

    but when there is money to be made, people and business engage in unbecoming conducts
    you just hope there are police around to catch them

    Thanks for your legal analysis PandS :) In theory, yes you are right. In reality, there is zero change a regulator would take any action, on a proposal for owners across Oz to jack up rents, for numerous reasons. It would take me a long time to fully explain here.

    However more interesting to ponder (because it could actually be done) might be whether it could be considered anti competitive and a breach of cartel laws for all owners of a condo to agree to sent a min rental rate (or to agree to mutually jack up prices x%). My view is this would be defendable and not in breach of completion laws. (Do you agree? If not I will explain why. In summary it comes down to effect of competion on the relevant market, the availability of alternatives not affected by the agreement, and whether the owners, as a whole, can be considered to have a dominant position in the market).

    This correct. Action is quite likely to be taken against, for example, a group of dominant banks, petrol resellers, insurance companies, telcos, airlines etc. The common features here being very limited options of alternatives for customers and very large market share by these business, both individually and as a group.

    Unlikely they go after individual PI I just flag that action post earlier is probably considered as cartel, more on cartel on this link
