Renovation WA - Feedback

    Hi All

    Looking at completing a renovation on the below property, we went and had a quick look yesterday afternoon and took some photos on the phone

    Whilst we've a few ideas I'd also like to throw it out to the forum for some feedback/ideas also considering some of the renos we've seen on here

    The property is 20+ years old and on a subdivided duplex block, general observations on initial visit below

    • 3 bedroom, 2 bathroom
    • Close to a number of schools (walking distance)
    • Shortdrive to Ocean/Marina etc
    • Carport
    • Boatport access via side gate (wooden fence and gate looking very tired)
    • Gardens are 'well' overgrown at the front and pretty much dead at the rear, the lawns in summer pretty much dead (no reticulation)
    • Gutters full of leaves, some gutter areas faded and peeling
    • Air conditioner in wall is cactus and needs replacing with a split-system (discussing options to cover the hole)
    • Oven-Cooktop is small as is the kitchen
    • Painting throughout is good, light switches looking old/yellow in many areas, doors and door handles also looking old/tired
    • Toilet seats need replacing
    • Blinds are all pretty much new
    • Rental market in the area is pretty low at the moment

    • 4.11% Current vacancy rate
    • 158 Rental stock available
    • 11,687 Population
    • 36.22% Rental population

    My parents place is a similar age and I've just helped them redo the bathrooms.

    With the ensuite we took out all the tiling and the hob for the shower and vanity. Replaced with larger tiling, hobless shower with new glass screen and a new vanity.

    With the kitchen is the door that I can see a bricked in pantry? I'd consider demolishing that to increase the space and replacing with a fridge recess, 450-600mm pantry and then run the oven along the wall where it is now and some overhead cupboards with an exhaust. I'd add in a dishwasher to the sink side and make the bench part deeper and longer too if possible.

    Has any ever used the boatport? I'd probably get rid of that and if that is a single garage then move the fence back so there is another car bay to park in

    Hi Westminster, yes a bricked in pantry, current fridge recess is to the right

    Thanks for the above feedback, Kitchen does seem small at present

    Move the fence back to the back of the current carport and open up, or tie in fencing to boatport and enclose to have as second car bay
