Renovation Costs?

    What would a typical renovation cost? Is there a general guide for costs? Or a breakdown of costs for e.g modernising an old brick house

    Generally speaking, many renovations sit between 5-10% of the current value of the dwelling. As TMNT said, There is no 'typical' cost for a reno and depends on a few factors eg how much work is involved, cosmetic or structural, reason for the reno, specs desired, location and type of dwelling.

    Cheap housing commission house? Million$ house??

    We have renovated a few Ex housing commission places for $15K. New bathroom, new kitchen, new laundry, new flooring, paint throughout, new lights. We do most of the work ourselves though.

    Guestimates
    Carpet that wont look like garbage in two year's time - $45 m2
    Repaint inside $4000 - $5000
    Electrician for the day with new ceiling fans, lights, rewire - $3000
    Small bathroom - $5000
    Small kitchen - $6000
    Cleaning everything outside and tidy up garden - $1000

    How much does it cost to paint outside?
    Bathroom is $5k? That sounds cheap?
    Kitchen is $6k? That sounds cheap too?

    It was a renovation in the bathroom, not a total rebuild. We kept the same floor tiles and bath. The kitchen was in a small house so it was a small kitchen. I paid my 12 year old nephew $100 for a day of cleaning outside. It would have cost $1000 for professional cleaners to do the same thing as what the kid and I knocked off the outdoor cleaning in about 6 hours with a gurney, a bucket of bleach and two brooms. We didnt get a quote for outside painting as it only needed a good clean.

    Oh wow, I didn’t know cleaners are so expensive... I’m trying to get my head around pricing with renovations and the costs aren’t just cray cray

    Define ‘renovating’ and ‘modernising’. This is my approach, start with these questions:
    Prerequisite is there is a growth story for the property otherwise you’re doing maintenance.
    1. What $ have I put into the property in 2019 $.
    2. Whats the best sale in the street/nearby worth on a similar block of land (comparable land value and position)
    3. What features do people expect when buying at the high end in my area and at what spec?
    4. What is half of 2-1 (figures from above)
    5. Can I do 3 from 4 using estimates (identify point of over capitalising)
    6. If yes to 5, whats biggest bang for buck?
    7. How much does that cost and what can I afford.

    anywhere from 20k for a cheapie paint to 150k for a full strip? Just a guess. really depends on how crazy you want to go including insulation, re gibbing etc.
