    Will check them out next Reno!

    Tiles have really come down in price the last few years probably due to a lot of them coming from China. 600x600 are easy to find under $20 per sqm

    UPDATE!!!

    Have had splashbak fitted along with appliances and new blind.

    Looking like a new build now!

    If be happy to have this as my own kitchen!

    Love the downlights and tiles. People now have a preference for cream coloured tiles rather than those large porcelain ones that were the in thing a few years back - so difficult to keep clean.

    Lexicon trims are good too but not a good choice for entire walls as it does not cover marks very well.

    I like the choice in colours too.

    Doing anything with front? Street appeal?

    Are they porcelain tiles? Looks like amorini kitchen?

    I was going to say looks very similar to an Amorini kitchen I installed in Adelaide recently. They are really well priced and good quality.

    Whisper white for walls.

    Lexicon half for trims. Would be too bright for walls I think. And yes would show every mark the dust is already setting on the skirtings!


    Out side is pretty good just needs a bit of a tidy up. Needs some scoria rocks on top of the others that are there already

    I think they are a ceramic tiles? Semi gloss..they are like a matt finish look nice and clean and with travatine grout looks like one clean surface

    Yea is an Amorini kitchen. I would get one for myself if I was building new. But would get the bench tops elsewhere

    Very good, hope you get top dollar for it, I'm sure you will as all the improvements are there.

    Sounds like it happened very quickly too.

    People may benefit from some figures here too if you are ok to share.
    Reno costs, sale price and how it compares to new dwellings. It would be interesting to see how much value was added in terms of $$$$

    This is my Amorini kitchen. Think it's the same bench/ handle choices as yours. I have the same pantry too.

    Will end up spending about 10k I think. Which is pretty good for the amount of work done.

    New kitchen. Tiles. Carpet in bedroom. Down lights. And painted throughout!

    As for price I had desktop bank val of 275k.

    Even if I don't gain extra money for the work hopefully it will make it more saleable and quicker

    Check your email, I sent you a Residex report. This shows the result of 5 different valuation methods plus all the recent comparable sales in your area.

    Sorry for lack of updates. Renos have been finished for a while now. New carpet installed and chucked some red bark around garden beds. Grass is pretty dead/patchy but is getting better with some water.

    Has been a pretty good Reno all up. Alot of hours put in and about 11k. Oven was original and dishwasher was reused from another IP I did. So that saved money.

    Have learnt some new skills. And am looking for my next Reno :)

    Only problem I have is the time of year :( bad time to sell or rent a house

    Would be good fun to flip a few each year for profit. Definatley hard to see a profit with all the entry and exit costs though

    at least you are doing a lot yourself so maintains that profit.

    You can renovate, add value and keep too.

    Yea I haven't flipped any yet just hold.

    Was just looking for a way to reduce some debt and add more cash to offset

    Great idea to keep lvr low.
    We do that where possible too.
