Renovating to sell in Adelaide

    My Gf is needing to sell an IP in Andrews Farm due to only having part time work (long story)

    So I have been busy bee the last 3 weeks renovating.

    I plan to do:

    New kitchen
    Paint
    Floor coverings tiles in kitchen and lounge
    Downlights


    Has been going very smoothly so far.

    Learning a lot of painting tips from my little bro.

    Had to hire a floor stripper to remove the old Lino

    There was a lot of prep work to be done on walls typical rental house of 5 years with dozens of pictures hooks and dents.

    In one room kids had smeared nail polish on the walls so I had to chisel that out and refil and sand smooth lucky the house is brick

    The house has a lot of wood grain skirtings and window shelves and brown metal door jams that I am painting to make it more modern and fresh. Could have kept them timber but who ever painted before slopped paint everywhere

    Colour scheme I went for is white ceilings with whisper white walls and lexicon trims (no pics yet)

    Kitchen got installed today.


    And the old kitchen got lit on fire


    My plan was to complete Reno in 1 month before my next purchase settles, but will probably go over as I have to do some landscaping

    Anyway this is it so far :)

    Looking great - the kitchen especially will help modernise the place significantly.

    Yea that was the idea of the downlights.

    They are really an underrated addition to renos

    Couple more pics

    Was going to remove these sliding doors completely as the look pretty dated

    But they are still in good condition and are functional in stopping noise coming from lounge and kitchen into bedrooms so have decided to paint them

    Did some cornice as well. Have done it before so came out pretty good it is hard to join cornice into existing cornice that is on the wall though but have it a good crack. After a couple coats of ceiling white they blend in nicely

    Thanks mate.

    Tiler is startin on Monday and when he is finished new carpet is going in.

    And then just have to install all the appliances and we are pretty wel done!

    Should be under 1 month Reno. Which seems like a long time but I have only be able to get there everyday for about 2-3 hours at a time due to work and have had some serious fatigue the last few days but should be ok :p

    Had a big scare on Monday!

    Tiler came to start and after looking at the job informed me I was 10sqm of tiles short!

    It seems I am part retarted as I was thinking 4 600x600 tiles was 2.4sqm when it is actually only 1.44sqm :confused:

    What made it worse was these tiles are a discontinued product!

    I called 5 places before finding more and could only find the 300x600 luckily we had just enough to use the 300x600 around the borders of the room and then used the 600s in the middle so it all matches up!:D

    Getting close to complete now am getting appliances installed next week along with splashbak stay tuned...
