How much would it cost to renovate a small one bedroom apartment (18m square) if I get tradesmen to do it? It needs everything done - new kitchen, carpets ripped up and replaced with tiles or boards, shower and basin replaced. Kitchen is small (1.7x3m). Robes okay.

Want to renovate for liveability rather than profit, obviously want to increase the apartment value though!

Question your not asking. How much lvr can you get for a 18sqm place? 20% deposit may not be enough.

18 sqm is tiny!!! Barely a bedroom..... is it supposed to be 18 squares (165 sqm)?

I daresay that you could fit a comfortable 3-4 bedroom place in 165m²

18 sqm is the size of your average Mt Druitt garage. You'd fit the commodore plus a few high watt lamps quite easily. I'd hate to be living in it though.

It'd be a bit tight with the commodore in there, you'd have to hang a hammock from the ceiling.

You will need several different tradespeople ..

Just a simple question after working out the kitchen area sqm's ,and working on the 18 sqm's total footprint what is the layout --no internal wall and just a open plan..

Anywhere from $30-50k. Depends on how sound the walls are currently, issues from current shower causing damp etc and how much needs to be moved/redone for layouts.
If it's a studio apartment, which I would assume if it's 18sqm then there isn't much space but that doesn't make it exponentially cheaper than a larger renovation - still needs one of everything just smaller areas to tile/floor/paint

@jinx77 step back and take a breath. Some properties are cheap for a reason.

Sounds like one of those studios purpose built for students a la UniLodge.
