    That would have cut the hours down,that kitchen from the prior one too the new one is a standout..

    All i had to buy new for the kitchen was new kickboards, everything else was included in the $1400 inc the microwave.

    Hi DaveM , I've been watching your thread you've done a great job .
    I have a property in Sydney's west same style house , you didnt say what your total cost of the Reno was ? have you had it valued yet , how much capital did you make from the improvement ?

    Besides the modest increase in rent, there are a lot of advantages to this type of project, in my experience:-
    - much faster to rent out
    - increase in the value of the property
    - better class of tenant
    - less vacancies
    - less ongoing maintenance

    I have done a similar project in Perth of a house I was going to demo. But I found out during the reno that it is a lot more solid and much better quality build than I thought. That turned it from a demo to a long term hold.

    Thanks, have yet to total up the final cost, have a pile of invoices on my desk from it all but have been busy managing two client renos.

    Valuation has been ordered today by my trusty and ever capable broker @Corey Batt

    You said it's been about 3 months, is that too soon after you bought for a re Val, or was this place bought cheap?

    How long should you wait for a revaluation after buying?

    If you have made significant improvements can get a re val straight away.

    Otherwise at least 3 months in most cases.
