Renovating in Adelaide - DaveM gives a dated property a makeover

    Day 2

    So I had a sleep in today, did some laundry and then headed over at lunchtime to get the rest of the yard done and put some old stuff left in and behind the shed into the skip ready for collection this week. So I got the lawns done and gardens all pruned and hedged, and lots of branches and ivy and vines removed.

    DaveM's Reno Tip: Never do the gardens last, they can take weeks or months to look good after a big prune and clean up and for overgrown grass to green up. Get them done early and let them look nice at the end of the reno when you are re-renting, getting valuers in or selling.

    Yep good tip! Plus you're there to water each day and make sure they survive planting

    So its been a while since I have had any spare time to get back into this reno.. all that had happened before this weekend was first fix on plumbing and gas with walls chased for the kitchen taps.

    The good news was there were no interesting open homes to go to, so I spent this weekend installing the kitchen and prepping for laundry reno and painting.

    Laundry was stripped out, and new tub and toilet installed

    Kitchen in! Had to hack it a bit to move some things, but mostly went together fine :) And yes I know the dishwasher is crooked :p

    DaveM's reno tip: Gorilla steps + 16mm mdf piece under each leg makes a nice 605mm overhead cupboard height installation platform

    Lots of scraping and patching and filling done after to get ready for my painter who starts tomorrow!

    Budget has crept up a bit as I have decided to get a painter as I am just too busy to paint dribs and drabs, and holding costs will outweigh labour cost. Also doing laundry etc so prob 10k by time I am done​

    Time for an update as lots has been done.

    Kitchen is in and second fit plumbing and electrical done as well. House has been painted, floors sanded and polished, new lighting installed and a few other things.Went with LED lighting in most of it to save on tenant issues and need to check/replace bulbs ongoing.

    I was busy with opens on Saturday, but yesterday I got the external prep for windows, gutters and fascias done, and then when it rained I started on laundry and toilet tiling.

    Some progress photos below... not a whole lot left to do internally except tiling (laundry and splasbacks), curtains and kitchen kickboards.

    I have used trades for painting, electrical and plumbing, so I just did prep and grunt work.

    Final update - house is now finished and back on market for rent. Took 3 months total as I have been so busy with client property searches my weekends have little time.

    Kitchen is finished, splasback and laundry tiled, tapware done and curtains up. Exterior painting done as well.

    Pushed rent up about $50pw, so not a huge ROI but it was desperately needed as I would have been hard pressed to rent as it was.

    Did you do the floors? What painty stuff did you use?
    The kitchen looks new! Why were they getting rid of it?

    Floors were done by a pro sander I used, cost $2300 whole house for sand, fill and 3 coats poly.

    Kitchen was "too modern" for the home owner in a period house they just bought in Unley and they were putting in something more traditional.

    That's a good deal for the floors. ..and a better job for someone else to do!

    Keep their number handy for when they get sick of the next kitchen :D

    That's come up well,just wondering did you re sheet some of the walls or just extra paint
    very solid looking property from the roof down,and a large block..
