Renovating in Adelaide - DaveM gives a dated property a makeover

    Hi all

    I was thinking that it may be worth chronicling my current renovation on an IP I own in Adelaide's eastern suburbs. I bought this property at end of 2014 in Tranmere, an older suburb 6km north east of the CBD.


    Market research showed strong demand and future growth and I bought while the market was still relatively quiet. Predominantly 1950-1960 developed homes on large blocks (700sqm+) there is a lot of infill development with old homes being demolished and new houses built either on full or split blocks.

    On a 715sqm regular block with 19m frontage an no easements, it will be eventually demolished and 2 x 4br townhouses built on it. I had planned to do it this year but have put it off for a bit due to other commitments of time and money.

    Anyway enough blathering on from me, pics time!

    When I bought the property it was occupied by an elderly gentleman who was the 2nd owner. It was quite dated with little done to it since it was built in 1962, and the aim was to rent it as is until I went through the subdivision process.

    Called on @Corey Batt @DT and @Nemo30 to come give a hand, along with a 9 cube skip.. day of smashing and bashing and kicking and scraping, we now have the kitchen, flooring, curtains, dressing tables, bedhead, vanity and laundry tub out and ready to start prep on floor and paint.

    I removed the built ins from bedroom 3 as they were pretty ugly and made one wall totally unusable. Other two have built ins.


    We also got a good start on the yard and pruning back the trees and shrubs. Pics to come.

    Will keep thread updated as I go!

    Pulling out the kitchen bench & cupboards and ripping up 3 layers of flooring (lino then lino then masonite) to find the floorboards was fun.

    Also pulled down the green house lean-to and pulled out some shrubs that were preventing side access.

    Excellent value buy @DaveM, great find :)

    What's the budget for the renovation?
    Is there no plan to develop the property for a long time now?

    All up spending about 7k. I bought a perfectly aligned kitchen off gumtree in great condition with iag and miele appliances for $1400, rest is flooring, plumbing, paint and incidentals (skip, curtains etc).

    Developing it may be in another 2-3 years, as it was it was extremely hard to rent even at a low price, and a good reno will maximise rent and also allow reval and equity drawdown.
    Funny you say that, I have had quotes for carpet, floating floors and sand/polish and have not booked any until such time as I had the floors up and could look for damage/issues. I have worked off worst case costs in my budget, if I come in under, great.

    I have several parts of the verandah now covered in with walls, ceiling etc. In one part there was masonite all broken etc. Underneath were partly eaten floorboards and lots of dirt. They're functional, however and I'll paint them myself.
    In the front part - the part I was going to return to verandah - the floor boards have been removed altogether and there's some kind of all weather chipboard there now. Won't bother getting the verandah back for now. Will paint the chipboard too.
