Reno budget

    If I bought a house which needs the following, how much would you budget for IP reno of:
    - Kitchen (cabinets and fixtures) - say 8 std cabinet + 60cm stove
    - Bathroom - smallish, tile to mid level (or is full height the done thing?) - handbasin, toilet, long bath, shower with nib wall to be removed & replace with glass screen from bath height
    - electrical rewiring (whole house)
    - possible plumbing replacement (not moving anything)
    - remove carpet & polish floors
    - repaint (we know think sub- $5K)

    Partner says $50K, is that doable?

    Other possible extras:
    - replace/repair double hung timber windows
    - retaining wall remove & replace (12m length, up to 1m high) - currently double brick front fence.

    More info - simple double brick cottage, elevated so there is access underneath for services, timber tongue & groove flooring. 3 bedrooms, separate lounge & dining rooms, hallway. In Sydney.

    Yep $50k - $60k depending on how much of the services to replace. Old house needs new switchboard, rewiring, perhaps replace galvanised water pipes with copper etc.

    Been involved with 3 of these in past year - also consider need to replace fascia, gutters, hot water service and remove asbestos.
