Renew a fixed term lease

    Hi all, long time poster back at Somersoft but first time on Property Chat, good to see things are kicking along nicely.

    I have a long term tenant who renews every 12 months and each time they request a new lease agreement.

    What's the best way to formalise the new lease? I'd rather a lease extension form than having to fill out a new lease each time.

    This is for a Victorian lease, thanks for your help!

    Varies a little bit per state. @Lil Skater is a great Melbourne property manager so can probably point you in the right direction

    If lease is in Word format, just change dates, rent, sign, scan and send off. Pretty simple. Last time i checked consumer affairs website you can download from them in word format. They're close to bringing in multi year legislation, so might be an even easier process with that.

    Even if the lease isn't in word, photocopy the last one (provided the document hasn't been revised) & update the required fields.

    NSW uses a fillable PDF and there are only a few pages which require details to be completed.

    I completely agree @jacbak , there should be a lease extension form so you don't have to re-do any special conditions or discuss the same lease again!

    In the meantime as @S.T said you can use the Consumer Affairs lease agreement Word document and just change the dates, rent amount and then sign it again as a new lease.

    Unfortunately no simple form like they have in SA.

    Just do the CAV one, it’s good to use as well as they keep it up to date as the legislation changes. The other alternative is to sign a longer lease, if you’re happy with the tenants and they’re happy no reason not to!
