Remedial Work to fix leaks . Stairs to be reconfigured ? CC required

    Along with a lot of Sydney , we had some leaks at the bottom of our house . We’ve decided that we want to try and fix it permanently.

    We have stairs ( brick / tile ) at the back of the house which need to be taken down so they can access the foundations underneath them .

    Asked at the time if we needed a cc but were told that it was remedial work so we didn’t need a construction certificate .

    the stairs are steep , ten steps in a straight line and ( without checking out ) I’d be surprised if they comply with current building guidelines . Probably built around 50 years ago .

    If we’re replacing the stairs as part of remedial work do they have to rebuilt exactly the same , or can they be rebuilt in a slightly different configuration .

    Our preferred rebuild would have a landing half way down with a gentler slope , so would be safer . From the outside the visual impact would be less than the current configuration.

    Like for like is generally no issue however once you depart from the approved plans it'd require a new application.

    I don't believe that a S4.55 (previously S96) would be applicable as the works were completed.

    We're going to do more extensive work which will require a CC , but would like to do this in the mean time .

    If we removed the stairs so we did the remedial work and then did an application for a new stair case , do you think that would be ok ?

    Cliff
