    As a male, I instantly thought of a 'special' way to put it out. You just know a tenant is going to try it at some point.

    With a housemaid who goes in at 4 am to get the bathroom nice and warm on those cold winter mornings.

    Bedroom for the dog. Not allowed upstairs so has to be downstairs. Doesn't like washing machine so won't 'share ' the laundry. Needs a dogflap. Low roof. Preferably up from floor.

    Tempting to bring kennel inside but how would that look.

    Any suggestions?

    Front runner is cupboard under the stairs.

    Looking at the style of fireplace and high ceilings, suspect it was the original lounge/dining/bedroom (?) of an older house and they've left the fireplace insitu ... I think it's lovely and would hope it's next to the bath

    Dog would be happy!! We are actually trying to make the lower floor less like a kennel designed for the dog ( current state ) more like a place for humans who have a dog. Inch by inch dog is taking over and soon will be making our investment decisions if we don't find a circuit breaker.

    Is there a way to make him comfortable without family becoming life support system for a dog. He sees us picking up his poo on a walk and assumes we are his minions!!

    I don't mind him being important ....... just not running the show

    So downstairs is currently not the human living zone? Nothing wrong with making decisions based around an important family member - would do no less for a child of the human variety.

    For us, everything from house design, to location, to holidays, to jobs, to vehicles has to take the dogs into consideration ... and trust me ... they give back more than they take

    The dog is quite happy for company, feeding, patting and generally playing downstairs. So human company is fine for him downstairs. He does not like some of the noises on the TV, sometimes the fridge makes noises he doesn't like, and the washing machine is not loved at all.

    So there is something of a turf war regarding who rules downstairs.

    He gives back a lot - to all of us. I guess we are having issues with boundaries. If only he would pay rent .....

    I read a rticle that to run a second fridge costs $400pa. Not saying dont as we certainly do. But know what it costs

    Built a gazebo around a really old tree in the yard.

    Also, I thought urinals were a little bit more common? I have one installed in the guest bathroom.

    Currently sanding, undercoating and painting the $999 first picture (plus two matching bedsides) - to look like the second picture - cause I'm to stingy to pay the $3,000 for a lesser quality product

    Still have to paint the backing frame white on the 12 drawer dresser - but ran out of hours and pretty happy with the gal team's efforts today, including a 7pm Bunnings run for the last knobs but - in fairness - didn't start until late morning ... :) ... yes Wylie ... that is the metal bust you made!

    I like the colours more than the professional one. This sort of thing is usually not my style, but I do really like what you've done. The $3000k one looks cheap and nasty I think.

    In fact, I've got two tall boys like that, that I was going to turf when we move. I might take them with me now & 'fiddle' as they are both in excellent condition.
