    Bringing up an old thread but whats the view of Northam now?

    With the rental crisis in Perth could people be going up there (housing exists - not coming)

    Seems stock is limited and prices have gone up

    Reminds me of Perth a few years back. You get good value for property but you have to sustain the repayments on $200-300/wk rent. Very negatively geared! :(

    Years ago, people said the same of Willagee where I believe you are active (correct me if I am wrong). In the 90s you could buy a house in Willagee on a triplex site for $85k. Public housing, drugs, more than a few murders....most investors steered clear of this suburb. How times have changed. Northam's time will come. It might take a few decades but it's too close to Perth to fail.

    Yes, but there is a massive difference besides demographics though??

    I also purchased and sold in Girrawheen, another State housing area, this was years ago, the attraction was rezoning of land which drove prices north at the time, same as Willagee. However, Willagee has higher median and has outperformed

    Not an expert on Northam, so perhaps you know more than me and I hope it does jump in value. Are you seeing any growth today?

    Regionals that are already moving today are south west, Busso etc
    If I was looking at buying in regionals I would consider this over Northam, easiest way to make money is to follow the rising trend.... just my opinion

    Absolutely right MTR. It's hard to fault Busselton over inland locations. Nice pick. I recall Spiderman's postings about Geraldton....I wonder how it worked for him. Is he still around?

    Perth's unusual rental squeeze won't last forever and there is plenty of land between Perth and Northam that can be developed to create more housing anyway. If looking fringe areas that will benefit from metro housing demand I would target lifestyle locations e.g. coastal, hills, etc. Places that are highly desirable for lifestyle reasons and will make people willing to compromise on the longer commute. Not sure Northam town fits this bill.

    Yeah except Busselton is probably 4-5 times the price of Northam etc

    Join a few Northam community pages on Facebook. That gives you an idea of social issues in small towns or suburbs.

    Also some areas near the river can flood so insurance is an issue. Look for Government housing near where you are looking to buy.

    Also guys check out Vasse

    I am not targeting regional, however my brother lives here and I get all the news and nephew a local re agent, he cant get stock.... boom

    is a cleared block a totally bad thing, a little insurance , to fund the block clean-up and use the block for something ( actually profitable ) for example a relative in an 'almost' CBD house rented out the driveway for work day parking and major sporting events ( have no idea whether it was paid in cash or goods )

    A bit happening in Norseman. Mining company has built a FIFO camp and spending money in town.

    That's interesting, I read the camp will be in the heart of town, certainly that would help local businesses but I'm not sure if that would affect local rentals or vacancies in the area.

    At 39k seems to be a priced matched for the area

    If only there were no ongoing expenses (council rates etc). Pretty sure ive spent more on other things i was never able to use haha
