    Avoid. If you want to buy anywhere near there go to Newcastle or GTFO.

    Been burnt in the past, seen other in my family burnt too. They go nowhere, not enough in those places to drive CG.

    Fair point but I'm seeing 20-30% over 3-5 yrs in east Maitland for example. No Sydney, I agree, but nowhere is or never will be Sydney.

    And I'm on a shoestring budget no higher than 300k And wanting house not unit.

    You have to be careful with those graphs, not as many sales in those areas so you will find the data is a bit thin. Look at actual comparable sales to draw your conclusion.

    Under 300k for a house, look at the Lake Macquarie area. You'll find houses around that price range there and it is closer to the action.

    +1 for Lake Macquarie. I wouldn't touch Cessnock. As has been said, there's not enough competition to drive CG.
