Referrals for Broker for Trust with Business Income

    I have a reasonably complex structure with multiple properties held in various combinations of trusts and my personal name. Most of my income comes through my business (again a trust) plus short term rental income from the properties. This is challenging for some banks and brokers. I am looking for recommendations for brokers or a lender who might be able to navigate this.

    Income deriving from business/ trust isn't an real issue, some banks requires 2 years financials while a few is happy to accept 1 year financials

    However from memory short term rentals eg Airbnb, lenders want to see 12 months of consistent rental income.

    Hi Tony. I agree that it def shouldn't be an issue. But I've just had a bank request guarantees from the beneficiaries of the trust! I've never had that before in 12 years of various trust operation. The properties are massively cash flow positive and so the trusts do distributions each year. I have 7 years of cash flow positive returns on just that one property - with income increasing every year - and still they want guarantees. Its a little frustrating :)

    Some lenders require personal guarantees from all adult beneficiaires named in the deed, others don't. I have had success in amending trust deeds for clients, through our law firm, for trustee borrows, under our mortgage broking firm. One lender even allowed it after asking for guarantees.
