Reducing plumbing call out fees?

    We always put a $200 limit on repairs before being consulted.

    Of course, legislated emergency repairs are not included in the limit, though we always asked to be consulted if possible. Though more expensive, sometimes a replacement instead of a repair was more economical in the long run.

    im going to check legislation,

    one IP the agent quotedme $1500 as the maximum they could claim as emergnecy repair, and I accepted as I was and still am not 100% sure about legistlation

    and yes I dont intend to allow agents to cahrge me a $250 call out fee because tenants came home to no hot water because their kids turned off the HWS (obviously I couldnt prove it_)

    I dont care what % the repairs are part of my income,

    I dont like and dont intend to get ripped off?

    so if you are going to buy a $10m house and the solicitor is normally say $2k for a standard contract, you arent going to raise an eyelid if they charge you $20k? since the % is small

    what work was actually done? have you called another plumber to get a comparison or second opinion

    I wasnt even notified

    Got the statement today
    With an invoice
    280 plus gst for replacement of tap heads

    call the pm and/or plumber and find out what was done

    The real solution is to change property manager.

    It is obvious that they don't care how much you pay for the plumber and neglect the courtesy of notifying you.

    honestly, all the emergency repairs I never get informed of across all my properties regardelss of state,

    thats why whenever I get a statement, the first thing I check is deductions

    I couldn't imagine not notifying my landlords and just letting the monthly statement surprise them.
    In the end it is upto the landlord as to what service they are happy to accept.

    I had a property with a blocked toilet the other day ,the plumber was notified to attend mid afternoon, but decided to put it on his last job for the day and charge a after hours call out fee, the bill $350.I challenged the PM as this was not ethical,etc etc and i get the cold shoulder, i only found out the cost at EOM in the statement.

    What taps did he replace? It should have been a one hour job. In Perth which is one of the more expensive states for plumbing the average rate is between $100-120 an hour. I can get good chrome taps for a basin (usually cost more for basin set then other taps) for $100. So it shouldn't have cost more then say $250.

    And that price is for the whole tap set, not just tap handles.

    Just got a $550 (inc GST) bill for cleaning all taps, replacing one at the back and shower............

    Time spent at the job? 1 hr 30 minutes!!!!

    .......Should have gotten the guy to quote. $140 was for the supplies. Negotiated it down to $484 inc GST. I was better off using someone who charges $100 per hour than per item!!!! Only got the job as he charged much less to install a dishwasher and a washing machine than others were quoting. Told the guy to quote the rest of the works, he said don't worry, I'll fix it.

    Needless to say, in our investing career we've only found a reliable electrician that we keep going to. No plumber yet....

    I have the opposite problem. Reliable plumber, but not a reliable electrician. Though, I used a recommended electrician last time and was impressed. Will use him in the next job, I have and comment.
