    Hi Everyone,

    I thought I’d share one of our past projects that @Meristone and I have done. We're doing some new builds now but this one was a small 'flip' a couple years ago in Redfern because we really loved being able to bring new life back into a real character terrace & hopefully there are other like us out there who enjoy that too!

    We took it on because it was a relatively simple / straightforward project and we had the capacity and funds to manage. Very much low risk / low return. We didn't DIY anything, it was all done through tradesmen and contacts, most that we'd used before. The structural changes in the rear were done through a quick CDC approval.

    Overall took about 4 months over a Xmas break to complete (and we had the birth of our second daughter during November too!).

    Thanks @Jess Peletier - facade was one of the easiest elements, and probably my favourite, it just needed to be returned to original (and less pink!)

    Thank you, I used an engineered oak floating floor. There's lots of different ones on the market now, one of my fav is Preference 15mm but there's a big price difference depending on where you get it from!

    Not including stamp duty, holding costs, CDC approval, agent commission, marketing, furnishing etc, the reno itself was around $100k.

    I did change the floorplan slightly, needed to fit the bathroom somewhere. Here's the before and after floorplans.

    Would love you guys to tell me what you'd do with my IP (Newtown semi...dump :() given we may be moving into it.

    I'm experienced when it comes to reno-ing IPs but not one requiring the aesthetics reqd for a PPOR.

    @Morgs Love the reno, you did well. More pics would be welcome... (hint, hint!) :D

    Start a thread, post up some pics and floor plan? There are some great plan-tinkerers on here....

    I did...some good ideas from this kind community but having inspected the property again recently, I may have to go in a different direction. You really need to see it in the flesh to see its shortcomings.

    Need help to reconfigure floorplan of IP that may soon be a PPOR, please!!!

    We think the old owner had one colour, so everything on the facade, ceilings, trims, walls were all pink!

    I added back some of the victorian elements I love - ornate cornices & ceiling roses, metal lacework, even the fireplace is on a false wall.
