Redcliffe - can't find tenants

    Hi there,

    It's been 5 long weeks since my 3 bed property in Redcliffe was advertised for rent. Still no applications :(

    24 Percy Street Redcliffe Qld 4020 - House for Rent #420775922 - realestate.com.au

    For the first two weeks it was advertised at $390, then reduced it to $380; last week further reduced to $370. Still no applications!

    Around 10 people have visited the house. Some of the comments have been:
    1. Kitchen too small
    2. Very close to the Redcliffe hospital, so people are parking near the property
    3. House is bit small for a large family

    I don't know what to do next? Any recommendations/ suggestions will be highly appreciated. Thanks in advance.

    Have you explored the demand for short-term accommodation near the hospital for families of people that are staying in the hospital? It'd be worth finding out...

    I would say with your drop now you have priced it about right as there isn't too much else you are competing with.

    The rest should be led by your property manager to do back flips to fill as a high priority, assuming there isn't major off putting factors with your property.

    White is obviously your favourite color ?

    Why dont you paint one bedroom a nice color ? For a kids room.
    Pink or purple ??
    Buy a $99 wardrobe from ikea



    Put some pot plants out the front and pre-sent it well , thats why i did for my slum like IP up at Kings Cross , the same one that rubbish low class agents such as Oxford , Spencer Serv and another said would never rent out !!

    Well it did and at high rental to students who love it !!!

    Put in fake flowers like i did , perfume smell .in the bathroom
    Teddy bears, nice colors such as pink , make it look homely

    That place looks all white and clinical !!!!!

    But thats a beutiful house u have just everything is dull and white !!

    You have great privacy there ,you have carparking , security windows, but maybe even allow a small dog !! Small pets aloowed and keep the rent at $380
    You have tiled floor so pets dont matter , even add a doggy door !
    But keep the rent the same yhen get pet lovers

    For god sake paint another color a bedroom

    Fully fenced yard , great potential

    Current vacancy rate is sitting around 2% and there has been slight rental growth in the last qtr so the rental market is pretty healthy going by those stats.

    Agree as per comment above on what has your PM suggested?

    As an (ex) Redcliffe local, the biggest off-putting factor for me would be the proximity to the trots. Assuming the noise would carry - but those lights definitely do! For a little bit more, you can get something closer to the water, and for the price point you have had it at, you can get stuff in 'more suburbia' feeling which is generally preferred. Its probably close to the price point, and be willing to negotiate a bit if someone comes with an application.

    Keep dropping it by say $10pw until you start getting applications.

    If none are suitable, then start droping it by say $5pw.

    Or other thing you might consider doing is offer two weeks free rent.

    Looks overpriced to me so agree with everyone said above, plus Colour & decor.
    Also consider pets and include gardening (to the right person)

    No pink paint - many people still see this as a 'girly' colour (I couldn't imagine a family with a couple of young boys considering it, if there was a pink bedroom etc). If you want to make it look more 'homely' by adding colour, go for something more gender neutral (eg. yellow).

    However, sticking with 'neutral' wall colours are more suitable, as almost all possible tenant will have furniture that is likely to at least match a shade of white/cream. Then, if you get a long-term tenant, and they want to add a pop of colour, letting them paint a one-wall feature in a colour of their choice might be an option.

    I would have thought that was ok, but photos seem to show dark and bit pokey maybe........

    Hospital will have workers.....I would be aski g PM more qustions, beware, many are very lazy

    I might be doing something vague/stupid, but when I open the link to the property ad on a laptop, I can see there are apparently 10 pics but I physically cannot see any pics other than pic 1. There appears to be no arrows to get to the other pics. Also the only pic I can see is blurry and immediately annoying to the eye. Also the pic is taken from an angle that points out there is a block of units next door. Surely a better angle could have been found. I'd ask for new pics be taken. I'd also replace the words "very neat" with "well maintained". I do not understand why there is no sentence mentioning the proximity to the hospital. I wonder if the title should be changed to something like "1 minute walk to the hospital". I would change the words "Pets considered on application" to "Pets negotiable".

    Agree with all. For a start, the photos are terrible.
    • Turn the lights on and aim the camera upwards, even if you have a low ceiling, which is the main impression I'm getting.
    • Imposing house/ block next door. No need to highlight it. Start putting in some mellalucas or some other non-invasive fast grower to provide privacy. Maybe Australian hibiscus.
    • Too many cars in the photo - reflects reality -other people's cars are not good for children or pets - you will need to reduce rent for this.
    • Tiles and white look clinical but many like this. However, the photos look dark and blurry, not light, crisp, clean. The place is crying out for a Persian rug or something warm or spicey.
    • Plants make a huge difference. Potted Parlor Palms - large.
    • Phots aside, there has to be a good reason for someone to choose your place over another. Most renters make decisions based on price. Reduce your expectations and go in hard; scrap the old ad asap; get decent photos up (I could see them all but there was some kind of bug-ad-thing that came up on the last one - not a good look); offer $330- $340 max and a 1 year lease, pet friendly and get yourself a good tenant.

    Drop the rent. Get someone in quick. Then relax about it.
    In 10mths do a really thorough rent analysis and review if necessary.
    Also you will get feedback from real tenants living in the house and you may learn a few things about the property

    No don't drop the rent !!
    No need to, just spruce it up a bit

    Nice coloured rug a few pot plants make it look homely instead of a hospital.

    People working in the hospital don't want to come home to a hospital but don't lower the rent even make it go higher like I did

    And I painted my pink and purple and I put in a nice colour toilet seat and fluffy teddy bears and it was rented and immediately by students who offered $20 a week more than advertised!!
    I told the agent I would look for a tenant and advertised myself too
