    1 weeks rent free @ $400 / wk = $7.70 a week discount over the 12 month lease. The rent is already 10% - 15% over market. Around $340 to $360 is where it's at. So slick.

    Number 21 sold Oct 2015 for 300,500. 3 bed 1 bath. That blue room must be where the garage has been converted to bed plus ensuite.

    Could you fit a granny flat?

    @TMNT Why Redbank Plain mate ?

    that area is too far away from Brisbane CBD where people works with higher wage.

    That's right @Heinz57 but at least Park Ridge is much more affordable for a news house.

    on another note, did you see Park Ridge on black lists for lenders, are they building lot of units or town houses or something out there to get black listed ?

    Yes I have seen it, but luckilly it only affects new apartment not a House & Land package like mine :cool:

    Yes, but is there units/townhouses being built there in bulk ?

    Not when I look at it, you cannot split that block like that, they could have done a better job with building placement, you could build townhouses there, but you can see the owners looked into it but decided to sell.

    For me i look at primarily projects that have goood cashflow that can be torn down for multiple dwellings. Since multi sites have the addrd bonus of land banking

    I understand where your coming from.

    I am not sure of all the RE's with the big C, but I see a lot of ads with offers over say 300 , where the place is really in the late 3's or 4's.....

    Anyway, if it is your thing, it does not say under contract as yet.....so go for it :)
