Recovering rent not paid

    My tenants have always paid rent since moving in, not always on time but eventually it does come through. Recently they vacated and the last month or so of rent was never received almost like they are not obligated to pay since they have moved out.

    How do I pursue to get this rent back?

    The bond does not cover this fully.

    Claim through landlord insurance.
    If you don't have landlords insurance you can pursue through a magistrates court using a judgement against the tenant. This takes a long time. Landlords insurance is the quickest option.

    Thanks. Does this fall under absconding tenant? Just out of curiosity, does the insurance company seek to recover the funds from the tenant? I can't see how it is fair if the tenant can just walk away from it without any consequences.

    They are only absconded if they walked out midway. Insurance will cover to end of lease (within reason) or till new tenancy is signed. As long as the lease term covers that period.

    It does not matter who it's fair to, get your money.

    Different insurances have different ways of recouping debt.
