Recommended property manager in Kingswood area

    Appreciate if someone can recommend an experience and thorough PM in Kingswood. First IP for us

    Any advice on the search of PM or general property managing is appreciated

    I use Century 21 Penrith as well - haven't had any problems.

    @DaveM do you deal with multiple PM's or have one dedicated pm?

    Primary and secondary PM's assigned, they manage multiple for me

    Sorry for not stating the State and thanks for all the replies. Kingswood NSW it is

    A newbie question but I wonder how things work, will rental be kept by them in some form of trust and remit at later dates or can it be credited to the offset account? Or is there any way I can do to maximize the use of offset account with this rental income

    Rent is held in trust and disbursed fortnightly for me

    Agents have 2 bank accounts, a trust account and an operating account. Rent goes into trust account (because they hold it on 'trust', it doesn't belong to them).

    Each fortnight or month, agents send out the rent to your nominated account, minus their commission and any bills that were paid (eg maintenance, council rates, etc).

    Thanks guys. What rate am I expecting to pay for management fee? Is it negotiable and is it an accepted practice to shop around and ask for rate match? My aim is not to squeeze anyone and get a cheap rate but more like finding the balance between service and fee

    Very similar to bank interest rates in a few ways:
    - Negotiable if you have a few loans (houses)
    - Not very important compared to service provided
    - Can propel or hold back your investment journey if you let them

    I'd rather find someone your willing to work with. A good PM deserves as much a seat on your professional team as does an investment savvy broker, accountant, conveyancer, etc.

    True dat

    I had a great pm but she recently moved offices so it's over to a few PM's who share the load. Not a huge fan but they seem a bit slack compared to my old mate

    I pay 7% plus postage and some other bs,makes it just under 7.5%

    PM me if you need to know who to avoid!!!

    We have just this week moved our Kingswood property to another agent who is about 20min from the area.

    We moved to consolidate our properties together, but in the process we lost the tenants who appeared to be slobs, but due to lack of communication, lack of inspections we were none the wiser.
