Recommended landlord insurance provider? Did any behave well in COVID-19?

    Can anybody recommend a good landlord insurance provider? Did anybody have any good experiences lately with coverage for defaulting tenants as a result of COVID-19?

    While I was lucky and my tenant had no issues, I've been very unimpressed with how my current provider squirmed and published a very questionable interpretation of the PDS as soon as COVID-19 hit. According to the PDS I have to evict the tenant (that's fine), but they updated their website to say there is a government moratorium on evictions, so since you wont be able to evict your tenant, no tenant default protection for you. I made a note that I will not be renewing...

    I'm aware that tenant default protection isn't currently available on any new policies, but I'd like to find a company whose day-to-day behavior is better than my current provider.

    Hey @Ben43, were you with a specialist policy, or was it attached to your building and contents with one of the bigger banks or insurers?

    There's a pile of good policies out there these days, but a few I'd direct you to look at closely would be EBM, Terri Scheer and PIP.

    The specialist landlord insurers have now changed their PDS definitions too. If you had a pre-existing policy the old terms stand, but rent default will be limited on new policies.

    Humble brag: in the rental agencies I own, we started to feel concerned when the non-specialist policies were starting to pull their cover. So we got the PM team to send every uncovered owner a an SMS to suggest cover (ASIC disclaimer: not specific advice or a product, just general advice to consider insurance cover). We now have 25+ landlords with a policy under the old terms (which they can no longer get).
