Recommended home inclusions and optional extras?

    I'm building a new house using a small Owner Builder for myself and my siblings. What are some recommended home inclusions and optional extras that would be worth considering or should know about? Things that I can think of the top of my head would include things like higher ceilings, stone bench tops, larger sinks, wall lights, oyster lights, stone & pebbles landscaping, exposed concrete aggregate driveways (or any other cooler driveways), maybe a timber decking for courtyards, etc

    Also what colour schemes are popular these days? (Im in Perth of Western Australia)

    As a minimum for extras:
    High ceiling 31c to living, dining, hallway and kitchen only
    stone benchtop to kitchen only
    Kitchen tiles up to the hood
    Enough internal/external GPO's and internal/external lights.
    There are many houses are built with rendered elevation using neutral colour schemes like black, white and a variety of dark/light greys

    A design that gives access to passive heating and cooling.

    Especially it should be correctly oriented to the direction of the sun.

    Proper eaves and appropriate external window shading to stop the sun hitting the windows in summer.

    Properly installed insulation (not compressed around pipes etc) but with no gaps either.

    If you have downlights get the ‘zero clearance’ ones and check to ensure that gaps haven’t been left in the insulation around them.

    Properly sealed gaps around windows and doors.

    Just go on to a builders website and download their inclusion list to get an understanding of what they offer. My inclusions list with Granvue homes was like like 2 pages worth.

    If you can afford it ... higher ceilings, e glass windows in main living rooms, solar electricity, double sink, stone benchtop in kitchen only, larger water tank if you have room, front loading wm and dryer under bench, timber floors, ceiling fans and led down lights

    Don't bother with the dated pebble driveway (go tinted cement if you must) or wall lights

    I hope you don't actually mean Owner Builder but a small builder?

    My list would be

    31c ceilings
    Colorbond roof (with good insulation)
    Some feature brick/render elevation
    LED recessed lighting
    Overhead cabinets to kitchen
    Proper laundry (not just a trough cabinet)
    Stone benchtops to kitchen (optional to bathrooms/laundry)
    Vinyl or mirror sliders to robes

    Grey, white and oak colour schemes are very popular.


    Timber decking to courtyard I wouldn't do - it's expensive and doesn't last. I would use exposed agg to the courtyard and driveway instead of paving
