Recommendations for property manager in mount Gravatt area

    Hi @Seal,
    I would highly recommend Lu Bracher from Property Management HQ.
    She goes above and beyond the call of duty.
    Lu manages properties for quite a few of the PC members, including myself, and having spoken to a lot of them, they all are wrapped about her service.
    Because I live in Sydney, she has helped me out when looking for properties in Brisbane, i.e. attending opens etc.
    She is very well organised, experienced, personable and accessible which are highly regarded attributes in a PM in my opinion.

    Great points Seal! Yes, good PMs offer lots of additional services outside the scope of usual services particularly for investors interstate. I have IPs interstate and its very important for me to trust my PMs esp with noticing maintenance issues, following up maintenance matters diligently etc. Likewise, I also value a PM who can offer me quality advice on how to build and sustain the equity of my assets. Ask the PMs you talk to during your exploration of a PM phase questions related to whether or not they will check out a property for you and send images through, whether or not they coordinate with you small renos without asking for additional fees; what the ration of properties are to PMs as this is a critical factor in relation to whether or not matters are expediently followed up; do they support you in the handover phase of a new build? Do they follow up with defect reports should your independent handover assessor have a default report? Some PMs offer all these additional services particularly if their ratios of properties to PMs are appropriate - some agencies cap the number - ask what the cap is.. Enjoy the process of sourcing a fantastic PM - there are many around

    how important do you think it is to have someone who is local to the area, so they know the rent value intimately?

    My PMs offices are within a few to 30 km away ..data for RE agents of listing asking prices and rent achieved is available to all RE s but what matters for me is follow up and proactive marketing...my top PM found ne a tenant within the week for my last vacant property although she is 20 km away...its the service that matters and intimate knowledge of property markets, working with and through people to achieve great outcomes and knowing the legislation and how to apply it ...just a few thought starters

    I went with Russell from Pure Rentals for my most recent place & he is the best property managers I've ever had.

    Unfortunate that you had a bad experience Ari, any background on why you rejected 10 applications though? Guessing it has something to do with the calibre of rental applicants in Logan?
