QLD Recommendations for property manager for Kallangur house

    Hi, I have an IP in Kallangur but my current property managers are annoying me with lack of updates, unclear communications and constant illogical questions.

    I am an interstate investor that needs someone proactive, on top of things and good at communicating what's gong on.

    Are there any proactive property managers that you can recommend?

    @kacheek have you been in contact with @Michael Mitchell ? He's a smaller and more experienced operator in the local area who should tick your boxes.

    I have 2 properties in surrounding suburbs. I use Home couldn’t recommend more highly.

    Yes, ended up going with Coronis through a referral. Day 1 today but getting a good vibe.

    I think it's a different branch, I have an IP in Logan too and it's just the one PM with multiple ground staff.

    Are you looking for a PM too?

    I am considering changing PM .. I just posted a question about best time to change PM mid or towards end of lease to get feedback ... Did you change mid lease or towards the end of lease or between tenants ?

    It didn't matter for me, I just changed because I was unhappy and it was mid-lease. The new agency bought the old agency out and paid them one month's management fee so I could start with the new agency straight away instead of having to serve out one month's notice.

    The timing doesn’t matter. At times we tend to overthink.

    What is the point in continuing with an agency/PM that you are not happy with? You are effectively paying your current agency by prolonging your move in the attempt to get the timing correct (when there is no such thing)

    I often get clients planning to change at end of lease thinking that it must be more straightforward. Operationally it's actually simpler to change mid-term, though any good PM will adapt to whatever the circumstances are.
