Newbie Investor here looking for some advice.
Just purchase my first IP in Brisbane.
    Settlement in a few weeks.
Purchased from an owner occupier so will have to sort out electricity provider.
Am I responsible for setting this up or does the tenant sort this out?
    Thanks!!!

The tenant sorts out their own electricity.

If you need power prior to a tenant, then you'll need to organise a temp account, and have it end the day before tenants move in.

energywatch.com.au is a Commonwealth tool to assist such a need

But the tenants needs power not you unless you wont have tenants day one. The tenant may need to switch providers when they move in...Make sure they do !

    Congratulations!

You shouldn't need to connect power in your name unless you need to get the place cleaned or have work done. If you do need power, get a temporary connection and make 100% sure the tenants change it over. You can use a utility connection service like MyConnect to guarantee that it gets changed.

What @Tom Rivera said... and as well, when I put power into my name, I also call the power company myself and organise a final reading, just in case the new tenants don't hook up in their own name.

I will need to connect as I have a little bit of work that needs to be done prior to it being tenant ready.
    Thanks for the advice!

Are you sure the power will be cut off? All the properties I have purchased the power has been on and available.

One in Brisbane last year, time from the previous owner until I finished the clean up and let the place was about 5 weeks.

Yes temporary connection, have it cut off when you don’t need it and then let tenants connect their own.

In Brisbane we used to use the power without hooking up in our name, as it wasn't shut off for weeks, but for a few years now, that has changed. Maybe it is the luck of the draw, but I don't take changes any more, especially if we have a tradesman coming in who needs the power.

I just put it in my name and that is one thing I don't need to worry about.
