SA Recommendation for good landlord insurance

    I am looking for a landlord insurance for my first IP. The property will be managed by a real estate property manager. I've been checking out a few insurance options but would like to hear the experiences of other investors in this forum. Can anyone recommend a good landlord insurance in terms of price, insurance claim process and customer service?

    I would also like to know if it would be a better option to get a landlord insurance package that also includes home and content or should I get landlord insurance separately from home and content?

    Who is TSI? Is that Terri Scheer?

    Why do you think separate policies are better? I was thinking if I took separate landlord insurance policy, there might be things that overlap between different policies and during the claim process, they might just make it hard for me. I could be wrong. Just trying to understand.

    I personally use specialists - so specialist landlord insurer and specialist building insurer etc. That may/probably is usually not always the same company.

    For a standalone property one comprehensive Landlords policy to cover the Building, Contents
    and associated Loss of Rent and Default risks.
    For Strata property a Landlords policy covering Contents and associated Loss of Rent and Default risks.

    EBM, Terri Scheer, PI-Plus, AON, SGUA are all the specialist Landlords Insurers I know of. I think BMT released a policy a while back, not sure if it's any good, and Honan's policies have had some major changes so I don't think they can be included in that list anymore.

    The main ones our clients use are EBM, Terri Scheer and PI-Plus. We've had great claim experiences with EBM and Terri Scheer of late (Terri Scheer went through a bumpy period a few years ago but seems to have come good, EBM has always been consistently good for us). PI-Plus is a bit newer and we haven't made a claim yet, but our account manager is amazing, not sure about down your way.

    Terri Scheer seem not to offer LL insurance for strata title dwellings.
