Recommendation for a good Buyers Agent

    Hi friends,

    I am looking for a Buyers Agent for my next purchase. I have worked with a couple of BAs in last couple of years including some big names from industry. But still missing that wow factor and someome going a bit extra mile to find a IP for their clients which would be a bit better than normal lots. Considering that BA does not come very inexpensive,may be my expextations were a bit more.
    Please suggest if you had a good personal experience with any Buyers Agent and whom you could highly recommend. Thanks in advance!

    What area are you looking at? They typically only cover a particular area from what I've read

    I used Monopoly Wealth Property Buyers. More boutique company which I think will give you that WOW factor you’re chasing.

    What are you looking to purchase and where? This will heavily determine which BA's any of us can suggest.

    Thanks guys for all the responses.
    I am looking for a nation wide BA who can suggest good market or pockets in Australia which have upcoming factors to boost growth so not limiting myself to a particular state.
    My budget is around $550k as thats what my borrowing capacity now. Also looking for a rental yield around 4.75 to 5% to avoid servicability issues.

    Thanks @Sackie , let me look up more on them. I think I had a chat with Jacquie earlier but they buy for higher budget clients but my budget is 550k.

    If you go to BA's servicing a local area you will be somewhat governed by the local prices. Sydney BA's sourcing quality stock won't have much on offer at that price point except perhaps small units in outer suburbs.

    The south coast and southern NSW regional (where I play most) has also moved up a price point so whilst we were doing heaps of mid 500k deals now the freestanding home floor price is around 600-650k for decent regional locations such as Nowra, 700-800k base price for slightly more coastal stock or homes in Nowra area on larger blocks with development potential and around 800-900k entry for "beach homes" depending on where along the coast you go. 750-900k also get a decent home on a good size block in southern Illawarra which for our investors is as close to blue chip (on both risk and upside measures) as we can do sub $1m around here.... Inland we can find sub $550k options in towns like Cooma and Bega but they have smaller population bases so the risk is higher.

    Interstate might be your best bet but please check vacancy rates, local economic drivers for yourself before calling a BA. There are some good ones that do nationwide research but a huge number of young startups claiming to be experts at hot-spotting recently and I worry many investors will fall for the hype and get their fingers burnt.

    With a budget of $550k I don't imagine you're looking to buy in Sydney? Depending on the state/area what @BuyersAgent said is correct. Try and use an area specialist as this is where you will see the most value and best results. If you can help to narrow down where you'd like to buy, I can also provide some recommendations.

    Thanks @BuyersAgent , I agree , 550k wont take me anywhere in NSW, forget Sydney. Thats why, I am looking at a nation wide BA who can help with the good location which has capacity to grow in these uncertain times. Please recommend any if you can.

    I am nit so sure about which state has more steam in it to grow. Hence looking for a nationwide BA. Would really appreciate if you could help with some suggestions.

    This is totally incorrect...there are many 2brm units well under 500k in decent transports corridors and in areas where infrastructure is improving.

    Buyers agents? Why would you in the current market? It is buyers market...a little bit of ground work..and you can get in.

    What I was saying (and what I think @sash might be saying) is that using a BA to do nationwide research is a bit fraught. I personally think people should use data, their own brain and resources like this forum to decide roughly where to buy. Or at a bare minimum get enough info to form an opinion about a short list of areas. THEN engage a BA if you want. If you go to a firm and just ask there where in Oz to buy how will you even evaluate spot x when they suggest it? I'm not against hot-spotting but it is a tiny fraction of the buying process (and a tiny fraction of the value proposition of a good Buyers Agent) so it should not really be the thing that causes you to base all your buying decisions on. I don't mind giving feedback on locations to prospective clients on the phone but it goes better when they already have some ideas and opinions about them.

    Agree 100%.... I am astounded by the lack of research by some.

    Buyers agents are handy when you know what you want and have ascertained BAs costs outweigh their value proposition.

    This is the reason why spruikers can get away with what they peddle - people just want their hand held and all the decisions made for them. They want to be sold a good story and not put any effort in.

    Seriously people - do the research to find the broad area you feel is worth investing in, and then find a reputable local buyers agent who specialises in that area to do the hard yards for you and find the best property in that area.
