Recommend Conveyancer/Lawyer

    Hello,

    I am in Sydney, looking to buy in Brisbane. Can anyone recommend a Conveyancer/Lawyer.
    Does the person need to be in Sydney or can an interstate Conveyancer/Lawyer do as good a job?

    I've used, Gustafson Franke Lawyers
    Tel: 07 5539 5858.

    The first time I used them they saved me $2000 late settlement penalty.
    The second time I used them, I had to pull out of a contract due to B&P and they did that for me free of charge.
    I'm using at the moment, about to settle and they always remind you of important dates ect.

    Best to use a solicitor in the same state as the property as they need to be registered for that state - like @RPI

    Conveyancers from interstate can't work in QLD. Only law firms can do conveyancing up here, but be careful as some stretch that severely. There are a couple of the larger volume firms now that are owned by a solicitor but all of the work is done in the Philippines.

    There is also very much a culture of quoting low prices and then having an extra for everything. Eg they may quote $900 fixed price plus searches but:
    1. Settlement Agent $50- $150
    2. Need to use Trust Account - $150
    3. Each Trust Chq - $10 (not bank chq's their own)
    4. Don't inform them by 3pm on the day a condition is due - $38
    5. Extensions to conditions or settlement $120
    6. Legal Advice - $36 per 6 mins or part thereof
    7. Banking your excess funds post settlement $80
    8. Your bank not ready to book settlement 7 days out $38
    9. Each time they contact your book to try and book settlement $38

    We see what the final fees are (on settlement statements it has cheque requirements) and they are almost never what is quoted and are often significantly higher.

    Junior solicitor/intern rates? (Minters/Clutz etc Partners aren't that cheap).
