Recent sales- going through the same selling agent?

    So I've spent a bit of time looking through the "sold" section looking for potential IP's.

    What are peoples thoughts on finding a recent sale that the numbers stack up, then asking the selling agent to keep me in mind for similar properties?

    Would this disadvantage you when it comes to negotiations?

    Depends on what market is like at the time. If there's lots of buyers and not many sellers, the agent wants to find sellers not buyers.

    It should be an advantage. It need not be a disadvantage Just put in a take it or leave it offer on what is worth to you. You will need to be on the agents mailing list to get messages or emails or else you could miss out on the best buys in the best location for your strategy otherwise they are usually snapped up and sold to astute investors before they officially hit the market or are advertised and you they will be sold before you even know they were for sale.

    Any thoughts on how I go about being on their mailing list if I'm in another state? Just call or email to request this?
