Rebuilding on lot with main sewer line crossing in the middle

Hi,

I am looking to buy a lot in Western Sydney for Knockdown and rebuild.

The lot has the main sewer running through the middle of the lot. Anyone has done re-build on a lot similar to this? Whats would be the implications on cost/restrictions?

How about the water easement at the back?

Additional Info: This is a 600+ m2 with 15.2m frontage

Yes. To build over the Sydneywater sewer main you need to use a water service co ordinator the use a major or minor works co ordinator. All information is available on Sydney Water website. All these people are approved by Sydney Water and you cannot use anyone else. Get more than one quote though as many as you can is good from both people because it is a bit of a closed shop and very cosy setup indeed. With the easement at the rear of the property ring Sydney Water in the first instance but you may not get a good answer but hang up and ring again and you may find someone who knows. It look like it may be be an easement for a large water main so you may not be able to do anything there

this is your first place to start.

it is possible to concrete encase, but ultimately depends on the site conditions and requirements recommended by the water service co-ordinator.

then it may come down to how much money you want to throw at it.

this sewer line has been encased and supported. (money was not an issue in this case)
