    This townhouse is at the rear of the subdivided lot, however the location and the presentation more than make up for it. One of the nicer ones that I've seen recently although I do prefer houses even if it is on a smaller block.

    Wow, they've just upped the range in SOI to 1.95M - 2.1M! I guess they must have had massive interest as expected.

    Would be really interesting to see how much it goes for considering another one down the same street sold for $1.85M. This one's way nicer though and I suppose the price range reflects that. Auction is this Sat.

    So how much do you reckon it will go for now?

    It's a really nice townhouse ... IMHO think it will go for over 2M ... :)

    The main bedroom is quite small.

    You must have Grand expectations ;)
    I thought 3.6x3.7 was quite good
    (It doesn't include the ensuite or robe when comparing to lounge measurements)

    8 bidders, on the market at 2.19m. Sold for $2.517m!!

    For that amount of money I’d like a main bedroom that’s a bit bigger.

    Exactly.

    Give me a bedroom this size any day over those humongous super sized mcmansion bedrooms. I remember a local builder (Ravida) was imploring us to go for these massive bedrooms (that could've fitted a king bed and all the furniture in our lounge lol). Ugh. I prefer cosy bedrooms. Not super tiny but just enough room to fit in a king sized bed, bedside tables and perhaps (though not necessary) a study table and chair.

    Is this what the next buyer of the property will also want ?

    In boom times agents can sell any property. In tough times small bedrooms will be a reason why buyers are offering low prices or not interested.

    I would use the large bedroom upstairs add a walk-in wardrobe and from that a door to the bathroom if possible ... :D

    Fully agree! For me, irrespective of the size of the bedroom, even if it was say, 6mx5m, $2.517m for that property is way too high. And to think there were at least 6 bidders willing to pay up to $2.43m and another bidder willing to pay over$2.5m beggars belief.

    I am guessing the buyers were downsizing and probably sold their own property for an equally crazy price. Great result for the vendor though.
