    Yup :)
    Not "platforms" or funds of REITs though. Just straight staples securities (managing company and property) or straight "buildings only" things.

    Relatively simplistic criteria....
    Keeping almost everything on Australian soil, and mainly in the eastern Capitals.
    Looking for (net) yield above 6%
    Basically asking myself - if I could buy that property (in its entirety), would I?
    Then: If I needed to take a loan out for it, would I? How much LVR?

    What do you guys think about adding international REITs exposure through the following Vanguard US listed ETFs to be purchased through a broker like stake or IG? You can't really go any more global and unhedged than with these two funds.

    - VNQ: US REITs with 0.12% MER
    - VNQI: global ex-US REITs with 0.14% MER. Good exposure to emerging markets ~20% but unfortunately it also includes OZ exposure ~10%.

    Just some examples of our current listed holdings (not saying they are any good as a choice!):
    VCX ~ probably a bit overexposed. Got carried away as The Glen is down the road.... :p

    CIP

    Offloading/lightened:
    CMW - has moved into ownership/management of european properties which I don't have much knowledge of
    CQR - while anchored by WooliColes, small regional centres may struggle a bit

    I'm a fan of A-reits (must be the property investor in me).

    CMW=yuck! I don't like CMW for a number of reasons. Moving into European properties?!?! Really.... have they forgotten what happened during the GFC?!?!

    VCX has some amazing assets and has had quite the price slide over the last 18mths. I think it is a well run reit. I might pick up a few on further weakness. (The Glen also just down the road for me too).

    I also need to see a 6% yield...with dividend growth!

    I like VVR,GOZ,HPI and ARF. CQR is also on my watch list and believe it has upside for the patient investor.

    Yah - I always figure even if the shopping mall concept fails due to the amazon effect, the land under some of their centres are worth a mint! (GW, Chadstone, Box Hill Central to name a few just in Vic).

    How does this compare with DJRE?

    Offer similar correlation benefit but DJRE is REITs and VBLD is Infrastructure. Some choose both, others choose one or the other then again in my case I choose none. After all the major constituents of these indexes are in the main cap weighted index and at a much lower fee. Investing in these “sectors” specifically is simply overweighting them at a noticeably higher fee. Will the benefits outweigh the fee hurdle and additional admin, rebalancing, transaction fees etc.
