    VAP and SLF have grown dramatically for the last 5 years. Thanking about commercial property life cycly, Do you think if now is a good time to buy? Or these ETF will drop soon?

    I want to buy these ETF but worry they are at the 12o' clock cycle.

    • What assets do they hold?
    • What is the WALE?
    • What is the WACC?
    • Who are their tenants?
    • What is the exposure to these tenants?
    • What have the returns been for recent years? Are they sustainable?
    • How have the returns been paid? (Capital or earnings)
    • What are the commitments to funding for development? Portfolio expansion? Increasing revenue?
    • How will those commitments impact on returns?
