Real Estate Agent Selling Fees

    Don't know if this is a cheeky question, so any real estate agents please go easy on me if it is.

    If you were selling a block of land, would you expect the agent selling fees / percentage to be less than if a house was being sold (no home opens to attend to).

    Have not discussed with agent yet as it's still many months away but I thought I'd ask the question.

    Everything is up for negotiation & many on this forum would probably be capable of doing it themselves.

    PS what I mean is they need to be able to demonstrate they can somehow do much better than you can.

    Depends on the land and its value. Low end of the price spectrum expect 3.3% or so selling fee to make enough comms to make it worthwhile, down to 1.5% on higher end

    Agents need to put a price on how much work they think it will take and how long it will be on the books and how much they would want to take on this project.

    Some agents get everything fall into place really well and get a great result and might sell the property in 1 month.

    Other agents struggle and it takes them 6 months.

    If they both charged the same rate and got the same price then I would prefer the 1 month agent.

    The other variance is depends on what the block is worth, if it is worth xxx,000 they might will want more than if it is worth xM or even xxM, but again comes down to how long they may need to work on it as there are less people who can afford xxM then xM.

    End of the day everything is negotiable talk to a number of agents listen to the fees but more importantly why you should pick them, listen to marketing plans and how they negotiate, rather than the biggest estimated sale price.
