    We have a few clients doing this currently - dont have direct comparable. Specs are a bit lower, so the cost per sqm will be a bit lower than these ones. Not sure if double brick or not either. For the Five Dock one, looks about ~500-550sqm total build area at ~2.5k per sqm (high ceilings, fireplace, decent spec), should have quotes ranging from 1.1-1.3m. Costs have risen a fair bit recently by all accounts - noticed it having about a ~7-10% uplift on total construction cost so far for duplex type projects.

    A client is building three pools on a triplex deal at 170k (5x3 plunge type pools).

    Thanks Redom. Is $2500/sqm including approval costs, landscaping, driveways, full turn key?

    A lot of builders use the term 'from CC to OC'. I.e. construction certificate to occupation certificate. Planning costs are prior to CC.

    All build costs, inc demo, s73, HWI. If strata titled, watch out for HWI insurance rates on projects this size - there's a ~80k difference between torrens/strata in HWI costs that will feedback through to you. I.e. strata dwellings ~100k on a contract this size. Torrens ~10-20k.

    A few recent multi-dwelling build contracts we've seen - in cheaper areas of Sydney and lower spec:
    • ~680sqm total build area Torrens triplex, 3 5bdr homes with pools, ~1.45-1.5mill all inclusive.
    • A 680sqm strata quadplex, all street facing, ~1.3mill + 100k insurance added on.
    • A ~380-400sqm Torrens small low spec duplex at about 760k.

    I'm just about to start building in the east, working on a high level of finishes but brick veneer/lightweight construction - budgeting for $3000-$3500/sqm with a pool.

    Thanks Redom. Excuse my ignorance, what are draftsman + CDC approval costs typically on a build of this size?

    Thanks Mel. I've thrown $800k into my feasibility to cover a 280sqm build with pool ($2,860/sqm) so it sounds like I'm fairly close.

    I was guesstimating $2500/sqm for medium level finishes similar to the Ingham St property ($700k) and then another $100k for the pool and some landscaping etc.

    I've then got $50k in there for demo (should be $20k) and approvals. Am I close? :):)

    I think you should be fine with those figures.
    I did a cdc second home and total approval cost was around 15k + council fees (3k in my instance, but varies council to council).

    If the building area is 550m2 (mansion???) and the rpsm is $2500, I'd say that a pretty sub par build.

    What you're asking is open ended. I could quote Rawlinsons and Cordells but these high spec houses don't get built on a rpsm basis.

    Those houses look good from picture, but could be made to look nice at budget. For e.g. The first house kitchen looks high spec, 100mm benchtop but that could be 2 x 50mm or a single cut, the former unlikely but possible. What about appliances? is it Miele, Gaggenau or bosch?
    I'd say the house is $1-1.25m build as new building above average build/quality. Pool & landscaping I'd peg it at 250k.
