REA wouldn’t allow second viewing

    Completely agree, does a disservice to the market in general. But it is what it is. Remember all that talk about being strict on how REAs use price ranges etc.

    All nonsense. They still have a huge amount of discretion on how they market a property. And also how they talk to prospective buyers in person. Nod nod, wink wink, you got a great chance ( when they know you're a number at the action to create the atmosphere).

    But it's just the way it is.

    Why don't you tell your BA your max price and let them do the negotiations on your behalf?

    ...and not necessarily a bad strategy but it needs the seller to be on-board with expectations. There is a very real risk that in the pursuit of chasing top dollar, a potential buyer goes elsewhere and the sale falls through leaving the agent and seller back to square one.
