re-stumping brisbane

    Out of curiosity, are you re stumping with a current tenant in place? Is this something that would distress a tenant? :eek:o_O

    Well if the house collapses it may leave the tenants stumped.

    The usual price range for restumping is $500-$700 per stump. Occasionally prices may be closer to $400 if there are no unique or unusual circumstances.

    I got a quote for restumping in Melbourne for $15,000.
    How can this be so different to $700?

    I'm assuming 15k was for the entire lot of stumps.

    it was only a couple of stumps (out of 15 I think) need immediate repair - but we have been put off as dont really want to do with current tenants but I am hoping they will leave when their contract is up. after all, it is such a bad house for them to live in :rolleyes:
    we are prepared to have a prolonged vacant period by the look of oversupply around so may as well do few things to our ip

    Try Budget Restumping. Should be no issues with a tenant being in the house.

    Hope is not a strategy :)

    Besides, you can simply not offer them to renew. If I recall, they caused some headaches.

    I am still weighing headaches vs. potential 6k loss from rental vacancy (as it's closer to Christmas/New Year) :D

    yup, possibility of vacancy extends to new year plus reduced rent (advised by agents)

    Could you do a 6mo lease after this one ends and do the re-stumping then? Or just let it go to periodic so you can give the tenants 2-3 months notice after new year?

    By the way - does anyhone know how long would it take to re-stump a house where all stumps needed to be replaced?

    Couple of days - maybe a week depending on access and "degree of difficulty" and weather. No need to remove tenants. They won't be disturbed.

    We recently restumped our house and it took the better part of a week..

    there is no way I would have stayed in the house during the process though. The majority of the house needed to be supported on temporary acrow props to be re-levelled. I went inside a few times during the process and could feel the house moving :eek: being 3m up was not a nice feeling.

    Another house we replaced isolated stumps 600mm high, the crew said "no dancing on the floors above for the next few hours".
    I'd be surprised if any tenant would be ok with being in the house during the process.

    We lived through it and my niece has just done so. Usually you are on styes as they work through and not all on high unbraced steel. If steel, it should be braced (ours was).
