    Hi all

    I am thinking for changing my agent as the one I have been using in the past 2 years is very irresponsible: never picked up phone calls, rarely return txt or emails (or reply a couple of weeks later), never passed on rent on time (usually 3-5 work days late) and I have never seen any inspection report for the past 2 years! I only had 2 requests for her last 2 years but every time, i felt I needed to resign and chased after her full time. Not exaggerating, for what just happened 2 weeks ago, I have already made my mind of driving off 300km to manage it myself. Wanted to change it last year but due to Covid, so I hold it off as long as I have stable tenants there.

    As I am inter states, so I would like a responsible agent who really does what it says. Preferably, the agent can include photos in the inspection reports.

    I know Ray White Canberra is pretty good but of course they charge a premium. Any one recommend any other agencies/agents?

    So you are after the cheapest agent that also offers a top rate service?

    Are you prepared to pay a higher management fee than what you are paying now.. for an agent who is not so crash hot (according to your comments above) ?

    Why do you need to be so sarcastic? what I pay now is not cheap either (8%). It is property management fees we are talking about here, which wont make me rich or broke but I need to get what I pay for.

    We found the same issue with my partner's rental property in Belconnen region.

    We messaged all of them for an intro a couple of years ago when we went over there to fix it up a bit, hoping they'd meet us at the property and go over their fees and services etc. Unfortunately out of all those contacts, only one responded and they were good to start with. But now they don't get back to us, tenants are treating the property poorly and they haven't done a rental increase (despite being well under market and the PM's comparables weren't even in the same suburb).

    If the competition is this slack, maybe i should setup my 3rd branch there. The Adelaide branch started for the same reasons you mention.

    I use PRD in Braddon. Erica Read is my PM and she is excellent. Always gets back to me very promptly and is very efficient and friendly and has been a PM in Canberra for several years so knows the market well.

    Why don't you self manage. I'd be doing that if I was a PM, even in another state

    I prefer the smaller agencies as they can be more flexible. I used Morrissey property (oh but time flies, this was 8 years ago) and they were ok. Do you have a list of questions for the prospective PM as I assume you would 'interview' them to determine that they do what you want for their fee.

    I use Distinct PM

    They recently had a special of 6% (GST inclusive) + $5.50 admin fee.

    I have only recently switched to them and so far the experience has been good.

    I had Distinct for a while. But when the going got tough with a difficult tenant, they couldn't cope. Admittedly the tenant was a nightmare. Nikoletta was able to deal with the difficult tenant.

    If you are paying 8% to your current agent (which is not cheap according to you.. and I have no reason to doubt your statement) and the agent is doing the above things to you then geez... why are you thinking of changing? It's a no brainer !! CHANGE AGENTS...

    What does Ray White Canberra charge? More than 8% ?? What do cheaper agents charge and what sort of service do they provide I wonder???

    If in your first post you said that your agent is doing this and not doing that .. and charging you 8% as well.. then I would have not made my initial comment.
