Ray White Carrum Downs - OK as Property Managers?

So having signed up for my first IP, now comes the task of selecting a PM. I'm thinking of using the selling agent.

Given the property is vacant, the selling agent has access and the Vendor has OK'd advertising prior to settlement I'm tempted to take the easy option and just go with them. Rate seems reasonable at 6% (apparently discounted for purchasers), 1 week rent as letting fee and $120 advertising.

I asked a couple of 'innocent' questions, based on the dubious practices of an agent I recently rented from, and they wouldn't have a bar of it (right answer!).

While I had originally thought of using @Lil_skater for PM, I'm tempted by the immediate access and local presence. Ray White is located at the local shoppping centre approx 1km from my IP.
